How much does it cost to renovate a commercial space or office in Montreal?

Do I need a permit to renovate a commercial space?
In most cases, yes. In Montreal and surrounding municipalities, alteration work affecting partitions, exits, structure, plumbing or ventilation requires a transformation permit issued by the borough or municipality, and requirements vary by location.

How long does an office fit-out take?
A light renovation typically takes 4 to 8 weeks on site. A full fit-out with partitions, mechanical work and finishes generally takes 2 to 4 months, depending on square footage and procurement lead times.

Construction management or lump-sum contract: what's the difference?
Under a lump-sum contract, the contractor commits to a fixed price based on complete drawings: simple and predictable when the scope is well defined.
Under construction management, the contractor acts as the client's manager: planning, coordinating specialty contractors and keeping costs transparent. This model suits evolving projects or tight schedules. Abrita offers both and advises based on your situation.
What do the RBQ licence and OIQ membership mean?
The RBQ licence (Régie du bâtiment du Québec) is mandatory to carry out construction work in Quebec: it certifies that the contractor meets qualification, solvency and bonding requirements. Abrita Construction holds licence RBQ 5810-7137-01.
The OIQ (Ordre des ingénieurs du Québec) governs the engineering profession. Xavier Ribotti, Eng., partner and project director, is a member in good standing: your project is managed with the rigour of a professional accountable to his order.

Can you renovate an occupied space without interrupting operations?
Yes. A large share of commercial projects take place in occupied spaces. We plan the work in phases, isolate construction zones and schedule noisy or critical operations outside business hours to minimize the impact on your operations and customers.
